Cortijo El Canuelo, Albunol.

Dating from the late nineteenth century, Cortijo El Canuelo is so called as it has its own
water source which feeds, among other things, a prolific crop of cane. The property is
approached along a concrete road up a short hill from the road beside the Rambla and
is entered through a large metal gate and down the short paved drive leading to the
house.

The house is X square metres. On entering the house, there is an open landing with a
few short steps down to the lounge/dining room which opens out to a large sun
terrace. On the right of the landing is a double bedroom/office with an air conditioning
unit.

Through an archway off the lounge there is a bathroom to the left and another double
bedroom straight ahead. Downstairs from the lounge is a further landing off which is a
single bedroom/study and a few stairs down from this landing takes you to the kitchen
which leads out to a large porched terrace overlooking the pool area. Also off this
terrace there is access to a small granny flat comprising kitchen/sitting room, shower
room and bedroom. The annexe requires re-wiring and could be a ‘doer upper’ project.
It could be kept separate or knocked through to become part of the main house.

From this terrace there is a pathway to the steps leading to the pool area and to
another gate to the property. There is also a roof terrace accessed by stone steps
beside the main entrance to the house.

The land is terraced and covers an area of 4,700 square metres. On the top terrace
there is ample room for parking, cultivation or construction of another property. This
area also houses a large metal garage/store and an extensive cane plantation. There
are additional double gates to the rear of the land. On the second land terrace below
there is a pond sourced from the property`s own spring and there is also a large timber
cabin currently used as a workshop.

The pool is accessed via steps and a ramp and is located on the lowermost terrace
where there is another timber cabin with small porch which could be used as a pool
house. Vehicle access is possible to pool area. There are a number of fruit and other
trees on the property and no chemicals have been used on the land for the past 40
years should the purchaser wish to grow organic produce.

The access road to the rear originally formed part of the Cortijo El Canuelo land and
was gifted to the community some years ago to provide access for neighbouring
properties. There remains a strip of terraced land on the west side of the access road
which belongs to Cortijo El Canuelo. The entire land perimeter is chain link fenced and
secure.

The property was extensively renovated during the 1990’s with a rustic pitched roof
replacing the original flat roof, paved driveway to rear and refurbishment of pool area.

The land to the front (east) extends down a concrete path to timber double gates.
Beyond this is a public well sometimes used by passing grazing goat herds. Prior to
construction of the rear drive, vehicle access was possible from the front.

In addition to water from a spring within the grounds, the house is served by municipal
water supply. Access to an agricultural water supply is also available from a piped
“accecia” which runs alongside the house.
